楼市投资不再稳赚 有购房者1年损50万

随着去年我国房地产市场进入高位盘整的新常态，多数城市房价一路走低，居民的资金流向更多渠道，房地产日渐被投资者所抛弃，甚至有投资者想要卖房炒股。
　　业内人士表示，由于去年楼市降温，房产的投资属性逐渐下降，尤其是库存高企的三四线城市，买房不再稳赚。但对于一线城市来说，房价仍有上涨的空间，购房者可适时抄底入市。

　　国家统计局发布的2014年12月份数据显示，70个大中城市中，房价同比下降的城市达68个，这也意味着这些城市的房价比一年前还要低，而这背后是购房者真金白银(17.88, -0.21, -1.16%)的损失。
　　北京的吴女士于2013年底购买了位于亦庄的林肯公园二期的一套房子，本想趁着楼市上涨的风潮稳赚一把，没想到却被套牢。虽然林肯公园二期的新房价格无变化，但二手房价却下跌了超过4000元/平米，房子价值跌了近50万。二手房卖不出去，吴女士随即提出退房，却遭到开发商拒绝，房子只好砸在自己手里。
　　吴女士的投资经验并不是个例，三明市的小李在去年三月份的时候，买了碧桂园的一套房子，当时的价格是8058元/平米，但去年年底，该楼盘的均价已经跌到了6300元/平米，“不到一年，我的房子价值就缩水了二十多万”，小李表示难以接受。
　　中原地产首席分析师张大伟对此向中新网房产频道表示，中国人普遍有着“买了房就要赚”的心态，即使是购买首套住宅，也带有非常强烈的投资心态，这也导致了中国房地产市场的不健康。
　　房产投资属性下降 有投资者欲卖房炒股
　　楼市的降温直接导致了居民投资流向的改变，央行[微博]发布的《2014年第四季度城镇储户问卷调查报告》显示，“房地产投资”已退出了居民投资意愿的前三名，58.8%的居民认为目前房价高的难以接受，未来3 个月内准备买房的居民占比仅为14.5%。
　　近年来居民投资渠道日益多元化，各种互联网“宝宝”产品走俏，银行理财产品层出不穷，双方更是卯足了劲比拼收益率。近来股市投资收益也普遍看涨，居民理财有了更多的选择。
　　曾经投资过多套房产的刘女士告诉中新网房产频道，“2010年买的房子到现在翻了将近3倍，但去年和2010、2011年没得比”，她表示，近期考虑把房子卖掉，把钱投到股市上去，去年7月开始到今年股市不错，好的时候能收益率能达到100%。
　　张先生最近也想把房子卖掉，考虑到以后孩子的上学问题，卖房的资金主要用来买套学区房，剩余资金考虑炒股，“慢牛比楼市靠谱，涨势也强过楼市。”
　　随着居民投资房地产的意愿的降低，房产的投资属性也在逐渐下调。亚豪机构市场总监郭毅分析，这其中主要有两方面原因：从政策因素来看，自2010年开始的调控政策，造成了投资杠杆率提升、贷款成本的增加，限购限贷政策也从根本上抑制了住房的投资投机型需求。从市场因素来看，三四线城市产业驱动力相对薄弱，人口吸附力不足，在前几年楼市高歌猛进的时期，地方政府大量推地，导致商品房供过于求，房产失去投资价值。
　　另外，张大伟还表示，目前房价已经远透支了收入涨幅，过高的房价致使居民无力购买，也在一定程度上抑制了购房需求。
　　业内：房产仍有投资空间 一线城市存抄底机会
在楼市“新常态”下，房地产已经结束了买房就赚钱的时代，购房风险增加。但多位业内人士认为，库存压力较大的三四线城市的楼市投资空间不大，但一线城市的房价仍有上涨的动力。
　　上海易居房地产研究院研究员严跃进表示，从2014年来看，即使楼市降温，地价仍然高企，为房价上涨提供了空间。另外，2014年全国商品房价格也并没有出现实质性的下滑。
　　他进一步表示，2015年楼市出现止跌反弹的迹象，购房者可适时入市，仍有抄底的机会。
　　对于房产投资，郭毅也建议，购置房产还是要以改善居住为目的，一线城市的外来人口基数大，房地产市场的基本面也较为健康，可以在置业选择有所倾斜。区域选择方面，中心城区或者郊区的轨道交通沿线，保值能力较强。此外，投资应结合政府大的投资计划，投资力度大的区域，未来区域基础设施、配套条件的提升将会更加迅猛，可为楼市增长提供强劲的动力。
